If you are having problems making your payments, contact your lender without delay. Explain your situation. Be prepared to provide them with financial information, such as your monthly income and expenses. Without this information, they may not be able to help.
(You may be able to negotiate for a Loan Modification, Reinstatement or Loan Forbearance plan.)
Stay in your home for now.
You may not qualify for assistance if you abandon your property.

**These programs, offered by Private, Community and Government based organizations can include the resources to assist you in re-instating your current loan, refinance you into a new loan with a new lender, and/or offer you credit and qualifying counseling and assistance.
WHAT ARE MY OPTIONS IF I WANT TO REFINANCE?
Refinancing with a new lender.
If you are facing foreclosure, late on payments, or are otherwise having problems qualifying, refinancing with a “conventional lender” using "traditional underwriting" may NOT be a possibility. However, conventional lending is not the only option.
An Equity Lender can be an option if you have equity in your property and you are having difficulty meeting the strict qualifying requirements of conventional mortgage lenders.
Equity Lender refinancing can be used to pay off your existing loan(s), other secured or unsecured debt, and can often prepay many months worth of your mortgage payments to give you time to recover from current financial difficulties.
